Now that we have found your dream house and have an accepted offer there are just a few remaining steps to finalize the purchase of your new Saskatoon home. Although finding your house is the majority of the challenge closing and finalizing the deal is critical to ensure a smooth transition into your new home. So it is possession day, what happens now? As I have been with my buyers from the start this is often the most exciting day for everyone so you will definitely see me at your new home on possession day.

HOW I ADVOCATE FOR BUYERS

As a Saskatoon home buyer you want to work with someone who has experience negotiating but also has a good relationship with other Saskatoon real estate agents. I have both assets having been in the business since 2007 and by dealing with an earning the respect of colleagues from all companies.

When working with buyers and they are considering homes I like to point out the good features but also the features that may impact resale down the road. Many agents are just looking for a quick sale but I would rather spend a bit more time with my buyers and ensure the house is the right one and that it won’t be too hard to sell down the road as I get a lot of repeat/referral business so that is important to me.

I help you determine what a good offer price is by educating you on the current market, how long the house has been on the market, and what comparable homes for sale in Saskatoon are listed for and are selling for. Unfortunately, if a house is a really good house and hasn’t been on the market long the chances of getting it much under list are low. On the other hand, if a house has been on the market for quite some time I will do some digging and see what I can find out that will help me negotiate on your behalf to get you the best price possible. I love finding good deals!

Price is important when I negotiate for you but also the terms of the agreement and the conditions that protect you and your money. You don’t want an inexperienced real estate agent to get you into something you can’t get out of if something goes south which is another reason you should purchase your home with an experienced and trusted Saskatoon REALTOR®. This is also another good reason not to go it alone and try to buy privately as if you are doing this you are putting all of your trust in the seller and I think we can all agree that the seller is looking out for number one, themselves.

Sometimes we get an offer accepted and while going through the inspections, appraisal, etc there are issues so you need to be dealing with an agent who knows how to renegotiate and ask for changes or improvements and not just tell you that it can’t be done. I will always try to get it done for you and I will do my best but sometimes the seller is unwilling. I would rather ask and be told no than to not ask at all. If it is unrealistic I will advise you on that (ie: All houses have small problems when a home inspection is done and you are not buying a brand new home under warranty so the sellers will not fix every little problem for you so I will advise you on which items are the most important and go after those or at least ask for financial compensation).
