I want you to get the best price possible for your home. My reputation is everything to me and I pride myself in being a trusted Saskatoon REALTOR® so I will be honest with you throughout the process. Some agents just want a quick sale and will push you to take an offer that is not fair for you. If an offer is fair for you I may suggest that you accept it as there are times when the first offer is the best offer but each case is unique.

I work for my sellers from the start with properly pricing your home, discussing things you can do to make it more saleable, and getting it noticed online and out to as many people as possible. From here I work with you to get as many showings as we can. Not disclosing your motivation for selling is huge and I am aware of this and am sensitive to the seller.

When an offer comes in I read it carefully and make note when presenting it to you of anything that is out of the ordinary or unrealistic. Depending on how experienced a Saskatoon REALTOR® is will depend on how this offer is dealt with. I have heard of new agents in Saskatoon accidentally having your $10,000 kitchen appliance package included in the sale when you did not intend to leave those simply by not taking care to read the documents and remember what you wanted. If something is out of the ordinary I won’t hesitate to point it out for your consideration. I want you to get the best price possible but also have the possession date work for you if possible so sometimes it is about communicating that to the other Saskatoon real estate agents.

CHOOSING A MOVER

There are many movers out there and some are better than others. Finding a reputable moving company can make all the difference in the world for your moving experience as well as in what condition your beloved belongings are in when they arrive at your destination so this section will go over a few things to consider when you book a mover.

HELPING THE BUYER

I like to ask my sellers to leave their home in a clean state and in a condition that they would be happy to have when they got a new house. This is pretty standard and common sense but sometimes sellers are in a rush and don’t take the time to clean. Let's discuss what is and isn’t expected and what you can do to make the buyer’s experience a positive one.

MOVING PREPARATIONS

There are a few different scenarios when you are selling your home and different ways to deal with them. Sometimes a seller needs to rent, other times they have a few weeks to move. This section goes over the different scenarios and what you need to do to prepare for the move and how to adjust your family to the move.

CLOSING COSTS FOR SELLING

Closing costs are less when selling than when buying as there are no land title transfer taxes. Also, depending on how many days it takes for the money to appear in your bank (depends on the lawyers and land titles) you are also entitled to some interest from the buyers.

CLOSING DAY FOR SELLERS

Possession day can bring mixed feelings for the sellers. Buyers are generally excited when it comes to possession day but sellers may be selling their home for a variety of reasons and some of those reasons are not positive ones. This section goes over what you need to do to prepare for possession day.

WHAT YOU NEED TO DO ONCE THE HOUSE HAS SOLD

Even though we may have a firm offer this does not mean your house has sold…until conditions are removed and there is a SOLD sign on the lawn.

Call your lawyer and lender to let them know your home has sold. They may need my office to send documents to them as well.

When a buyer puts a contract together one of the things stated is that the house is meant to be in the same condition or better than when viewed so don’t let things fall apart in your home as a buyer can sue you.

Arrange for final utility readings and changing service as needed. Get your insurance terminated a few days after possession (as it takes a few days for land titles to transfer it is better to be safe than sorry!)

Before possession please ensure the house is free of all items and rubbish (except for what was meant to be left behind as agreed to in the contract or fixed items). Don’t forget to leave mailbox keys, garage door openers etc. Please clean the house for the new buyers as there is nothing more disappointing than taking possession of the home that is new to you and having a mess to deal with. This also helps if there is some mail that gets delivered after possession and you want it as the buyers will be more apt to get in touch with their respective Saskatoon real estate agents to get it back to you.
