Saskatoon Real Estate Market Update for January 2014

The January 2014 Saskatoon real estate market improved slightly from 2013 where 221 houses for sale in Saskatoon sold. This year we saw the market increase it’s sales with 228 houses in Saskatoon selling for the month of January.

The average home price in Saskatoon didn’t see significant changes with the average house price at $354,037 for 2014.  This is up a whopping 5.5% from last year’s $335,612 in January.

Currently, the average time to sell a house in Saskatoon has increased from 45 to 51 days.

By the end of January, homebuyers in Saskatoon had 1,145 homes to choose from with 370 of those being condos for sale in Saskatoon.

Listing inventory in Saskatoon has increased with 636 new house listings in Saskatoon in 2014 while in 2013 we saw 571 new units placed on the market, signifying a change of 11.4%.

Martensville expansion

Martensville is a city 8 km north of Saskatoon that is ever expanding. In 2009 it received it’s City status and it’s been growing ever since. Recent retail growth has included Tim Hortons, Dairy Queen, Canalta Hotel, Taco Time, Pharmasave, among others have found a place to call home in this city. Saskatoon Co-op as well as a 20 acre business park which includes Saskatchewan’s first RV mall are also in the works along with a new City Hall and 50,000 square foot Athletic Pavilion currently under construction.

A big announcement came the other day to see a McDonald’s and a Canadian Tire joining Martensville’s economic development expansion. Both will be located north of Tim Horton’s in the area between Highway 12 and Centennial Drive.

The province also announced the addition of a joint use school to Martensville. With two major residential developments underway, there is no doubt that the demand is there.

One development worth mentioning is the recent condo project being built by North Prairie Developments. Chaparral Ridge is an affordable housing option for people of all lifestyles. There are 4 different models available with a variety of selections and upgrades to choose from to customize your home. Prices start at $199,900 + GST for a 3 bedroom/1 bathroom townhouse, making it a desirable option for people living in Martensville and those wishing to take the short commute to Saskatoon.

Blackstrap Provincial Park expands its amenities

Blackstrap Provincial Park, nearby the town of Dundurn (40 KM’s from Saskatoon), is getting some much needed attention. Currently the park offers campsites, a boat launch, swimming, playground facilities, and even a beach. It’s been commercially underdeveloped for many years and now will see a 2.6 million dollar project under construction.

A marina and rental cabins are in the plans with the marina offering slip rentals to the public and a total of 190 slips with fuel service. There is also plans to add 8 fully furnished rental cabins near the marina and 4 down the shore. The cabins will be identIcal at around 1,000 sq ft with big decks and big windows with gas fireplaces, granite, and hard wood flooring.

Between this development and Brightenview’s announcement of the mega mall just outside Dundurn, Dundurn is an up and coming place and one to consider when buying a home. Top Chef restaurant now open!

After a much anticipated opening, Top Chef season one winner and local Saskatonian Chef Dale Mackay and his team have officially opened up his new restaurant, Ayden Kitchen and Bar.

It’s taken just six months for his idea to become a reality and opening his own restaurant in Saskatoon has been something he’s wanted to do since starting his career.

The restaurant named after Dale’s son, is described as a place where you can either have a fancy meal or somewhere to go when you want a burger and chill out. It focuses on Saskatchewan products for the small menu. The menu is planned to be revolving to allow for new ideas and specials and using products that are in season.

For now, Ayden Kitchen and Bar is open six days a week for lunch and supper and is closed Sundays so Dale can take time off to spend with his son.

Although I haven’t had the opportunity to visit this restaurant, I’ve heard amazing things and I can’t wait to try it. It’s definitely tops my list of new restaurants I want to visit and may just be the next place I take a few of my Saskatoon real estate clients to.

Saskatoon real estate market update for December 2013

The December Saskatoon real estate market improved slightly from 2012 where 180 houses for sale in Saskatoon sold. This year we saw the market increase it’s sales with 183 houses in Saskatoon selling for the month of December.

The average home price in Saskatoon didn’t see significant changes with the average house price at $341,065 for 2013.  This is up only 0.6% from last year’s $338,997 in December.

Currently, the average time to sell a house in Saskatoon has decreased from 51 to 47 days.

By the end of December, homebuyers in Saskatoon had 1,019 homes to choose from with 328 of those being condos for sale in Saskatoon.

Listing inventory in Saskatoon has increased with 331 new house listings in Saskatoon in 2013 while in 2012 we saw 252 new units placed on the market, signifying a change of 9.4%.

Winter park hopeful in Saskatoon

Recently, the Optimist Club proposed an idea to city council involving the addition of a winter recreational area at Diefenbaker Park in the Exhibition area. The proposal is still in the early stages but would include a snowboarding park and tube hill.

The Club asked the city for a 99 year lease for the portion of the park to house their project. They are also looking for a major sponsor to fund the development.

If they can secure sponsors, the Optimist Club is hoping to have the park up and running by next winter.

Ever since Blackstrap Ski Hill closed near Dundurn, winter activities seem to have been forgotten around the city. There is so much to do in the summer down by the river, that I’m glad to hear that a winter park is in the works, especially since it seems to be a 6 month long season.

Just one more reason why Saskatoon is a great place to live.

Real estate market recap

The most sought after residential homes in Saskatoon continue to be homes on the city’s west side and older neighbourhoods largely due to the lower price tags. Homes listed in those areas are seeing the shortest times on the market, around 30 days.

Proximity to downtown is also playing a factor in recent sales. More and more people are wanting to be closer to the core of the city and closer to amenities as many of the newer areas are becoming farther and farther away as the city expands.

Saskatoon houses for sale listed in the $300,000-400,000 range are sparse and in areas such as Nutana and City Park, and it’s difficult to find a good solid home without having to compete with other buyers – even at this time of year.

2014 is expected to bring average house prices of around $356,000 and sales to hold steady from 2013 at 4,200 units. The market for condos in Saskatoon is expected to be in demand with moderate price increases on new builds and to remain steady in the resale market.

Saskatoon tax increase for the new year

The City of Saskatoon proposed a 7.26 % tax increase at a special council meeting at the beginning of December. City Officials say that the need comes from the challenges and growth in the city to repair a strained road system. Another portion of the increase was proposed to go to the Saskatoon Police Service and the remaining portion to fire and civic services.

After a two day meeting, the City has approved a 7.43% tax increase.

The new budget includes a sizeable portion to repave roads, fix potholes, and clearing snow from Saskatoon residential streets. Also included is money for traffic sound walls, an small increase to fire and police services.

All these extras come at a big cost to the city’s taxpayers however the City Councillors insist the increase is necessary to avoid the state of the roads we saw last year. It’s a direct response to the needs and concerns of fellow Saskatonians.

According to the Canadian Taxpayers Federation the increase is out of line. The federation says that the city should have looked internally for savings rather than turning to taxpayer’s wallets. Their recommendation was to put new City employees in a less costly type of pension plan. They also suggest looking at the gap between how much government workers make for doing a service vs. how much other people outside of the government make for doing the same thing. There are savings to be had there.

Homeowner’s in Saskatoon will see taxes increase for example $110 on a home that is assessed at $325,000. In 2013, taxes increased 4.99% and 3.99% in 2012.

Let’s just hope that we get what we pay for.

Saskatoon’s Newest Neighbourhoods – Kensington

As Saskatoon continues to grow and expand with an influx of people, so do it’s boundaries.   Kensington is one of Saskatoon’s newest neighbourhoods on the west side of the city.  It’s located west of the Confederation Park and Pacific Heights neighbourhoods and north of 22nd street.  It is the first neighbourhood to be developed in the Blairmore Sector and the City of Saskatoon describes it as being ‘designed to be an attractive walkable neighbourhood allowing residents convenient access to schools, services, recreation, and transit’.

Kensington has a projected population of 8,299 people and will have a neighbourhood density of 7.2 persons per acre.  The estimated number of units is 3,994 with 1,680 being single family and 1,714 allotted to multi-unit dwellings.  The total number of parks will be just over 6% of the total gross developable area.

Besides parks and greenspace, the City has allocated space for 2 future elementary schools within it’s Core Park.  There has also been an area set aside for commercial retail/restaurant space in the south.

Saskatoon real estate market update for November 2013

The November Saskatoon real estate market improved from 2012 where 277 houses for sale in Saskatoon sold. This year we saw the market increase it’s sales with 292 houses in Saskatoon selling for the month of November.

The average home price in Saskatoon didn’t see significant changes with the average house price at $348,377 for 2013.  This is up only 0.4% from last year’s $346,931 in November.

Currently, the average time to sell a house in Saskatoon has increased from 37 to 51 days.

By the end of November, homebuyers in Saskatoon had 1194 homes to choose from with 342 of those being condos for sale in Saskatoon.

Listing inventory in Saskatoon has increased with 474 new house listings in Saskatoon in 2013 while in 2012 we saw 452 new units placed on the market, signifying a change of 4.9%.
