2021 Behind, 2022 Ahead!
Happy Holidays! How has another year flown by?! Is it just me getting older or have others noticed time seems to have been speeding by?
As many of you know, we relocated our family to Vancouver Island at the end of 2019 while keeping our businesses in Saskatchewan and traveling back and forth.
I have been keeping busy in both the Saskatoon real estate market and the Vancouver Island market. Between working with my team in Saskatoon, expanding my presence on Vancouver Island (and the smaller islands!) and being a part time “momschool” teacher it is no surprise this year has flown by.
2021 With My Family
We have been loving our time on the Island, as well as Saskatchewan. We enjoyed time at our cabin at Morin Lake this summer but also decided it was time to allow another family to enjoy it all year round, so we sold it to great friends of ours and will get to come back and visit.
This fall we decided to put our son (who is now 7?!?!) into a nature-based school program. It is a cool program…but it means learning in the mud a lot of the time as it has been the rainiest fall for a long time out on the Island. What boy doesn’t love that?! My washing machine gets a good work out.
2021 Real Estate
The Saskatoon real estate market has continued to surprise many and it is hot in certain sectors while cool in others, making it often unpredictable. The first-time home buyer market is quite active, as Saskatoon buyers are looking to take advantage of the interest rates before they go up. And with interest rates still very favorable, it is a great time for all buyers to get into the market.
Any of my houses for sale in Saskatoon that have been under $450,000 seem to sell very quickly. Outside of Saskatoon, such as the Martensville or Warman real estate markets, we are also seeing a lot of activity and especially in the under $450,000 range. In the over $1,000,000 range, we have seen 24 luxury home sales in Saskatoon 2021 so far compared to only 7 in 2020. There are still 18 million dollar homes for sale in Saskatoon.
Overall, we have seen almost 3,500 sales in the Saskatoon market since January 1 (as of Dec 11, 2021), compared to 3,070 in 2020. Of course, COVID-19 has played a role in the numbers, but we have rebounded quite well. For attached dwellings (condos, semi-detached homes, etc.), there were 622 sales in 2020 compared to over 1,000 already this year.
I am happy to say that between Saskatoon and Victoria, I have achieved CENTURION® status again this year with the help of my wonderful colleagues, Margaret Baker and Randy Singh.
My focus is still primarily the Saskatoon real estate market and I appreciate every repeat and referral client. Looking Forward to 2020
With the year 2020 upon us and Kari Calder Realty entering one of the largest changes in the last 12.5 years with my expansion to Vancouver Island I am hopeful that I can continue to give back to my community (communities now!!) through my real estate sales in Saskatoon as much as I have in the past. As some of you know, I donate a portion of every sale to Camp Easter Seals. So the more deals I do, the more I can donate! Keep those referrals coming!
I am happy to announce that I was one of a handful of Saskatoon agents to receive the “Golden Heart” for 2019 with donating proceeds from each sale to Camp Easter Seals. It is so great to see others also giving back and hopefully this will grow each year. We see the value in sending kids to camp and I am so grateful that this is our Century 21 Canada National charity of choice. Seeing the videos and watching how it changes kids’ lives is the best feeling in the world.
I DO still get that “best feeling in the world” when I help others obtain their real estate dreams but buying and selling can be a lot more complicated than summer camp.

In 2019 I was able to help 56 people buy or sell homes in Saskatoon. I am super proud to support Easter Seals Canada and to have achieved a Golden Heart Award again for homes bought or sold through me in 2019. I am grateful that I have sold enough homes in Saskatoon and surrounding communities to have been eligible for this award and am super proud of all of the Century 21 Canada agents who have achieved and exceeded the minimum of $2100 raised in a year.

Personal Update
Happy December! I wanted to share with you what we are up to in 2020 as there are lots of exciting things on the go!
Starting in January 2020, Kari Calder REALTOR® will be expanding to Vancouver Island in addition to Saskatoon. That’s right, starting in January I will be splitting my time between Saskatoon supporting my existing business and amazing clients as well expanding to the island. I have worked far too hard and long to step away from my business in Saskatoon.
This summer, my husband and I during one of our trips to the west coast made a decision that the ocean needed to be in our lives. Since we don’t have an ocean close by in Saskatoon, we did the next best thing and make the decision to purchase a home in North Saanich (20 minutes north of Victoria) as well plan to keep a home in Saskatoon. My husband has the ability to live anywhere with his work and will continue to be in Saskatoon on a regular basis. With my existing business, I plan to split my time between Saskatoon and the island. In the summer, we expect to be back in Saskatchewan spending our time between Saskatoon and our cabin north of the city.
Over the last while I have been working on making some modifications to my business to ensure my business and clients are supported successfully through this expansion. I have very selectively started working with some exceptional REALTORS® and marketing individuals as part of my team that I am grateful to have in my circle and life. With this amazing team in place, I am confident in my ability to continue to support my existing and future clients at the same level of service as I always have. As one of the top REALTORS® in Saskatoon and Saskatchewan, my expectation and commitment to service and quality is at the highest level.
With this change also comes a new referral system I will be rolling out in the near future. I am working on the details this month so stay tuned for more information on that!

July Real Estate Market Update
Summer has hit us and we are now in full swing! I am not sure where the month of July went but I personally got away and spent some time with family. From the Saskatoon real estate stats it looks like I was not the only one!
Listings are up slightly from 2018 at 1140 unit listings which is up from 1135 the year before. To date our listings are down 2.2% to 7724.
Home sales in Saskatoon and area was also down almost 10% in July with 481 sales compared to 533 the year before.
The average home price in Saskatoon is still above $330,000 at $331,780 compared to $337,667 the previous year and $343,167 in 2017. What does this tell you? That it is a great time to buy a house in Saskatoon and call me as your Trusted Saskatoon REALTOR to help you out!
Outside of Saskatoon the average house was up in July from $290,322 in 2018 to $311,998 this year but the rolling average house price outside of Saskatoon was down 5.2% from $310,623 in 2018 to $294,389 this year. There must have been some big houses or land selling around Saskatoon to help that monthly average.
We currently have 1932 properties for sale in Saskatoon which is lower than 2018 where we had 2048. In areas outside of Saskatoon we have 1213 properties for sale which isn’t much different than 2018 when we had 1221. I have some pretty great listings for sale including an incredible acreage for sale south of Saskatoon that is almost 3000 sq ft and under $700,000.
We have more REALTORS® in Saskatoon this year compared to last year. You can find 573 REALTORS in Saskatoon and a total of 636 licensees. February Real Estate Market Update
Record breaking…COLD! The month of February in Saskatoon was colder than ever which contributed to less houses being listed for sale this year than the previous month and year. There were 731 properties for sale in Saskatoon and area compared to 783 in 2018, down 7%. Despite hell freezing over here (I am sure that is what it feels like as REALTORS® in Saskatoon had keys freezing to our fingers!) we had an increase in area sales of 6% where 280 properties sold in 2018 and 296 in 2019.
The average home price in Saskatoon is down 5% from 2018 where the average was $337,497 and this year was $320,864 but the 6 month rolling average was only down 3% from 2018 with this year’s average rolling number at $327,911.
So far this year for the areas surrounding Saskatoon we are seeing a 4% increase in sales to date with 126 properties around Saskatoon selling in 2019 so far, up from 121 the previous year.
The average property price outside of Saskatoon dropped dramatically in February 2019 from 2018, a whopping 25%! Last year the average property price outside of Saskatoon was $318,287 and this year it was $237,962. There can be many factors affecting these numbers such as several high end properties selling or vice versa. The rolling average was only down 3% from the previous year.
In total Saskatoon real estate number of listings is down 4% from 2018 and in Saskatoon itself there are 1467 properties for sale in Saskatoon which is down 8% from the year before. The areas surrounding Saskatoon saw an 8% increase with a total number of 918 properties for sale around Saskatoon.
We have 3 more real estate offices in Saskatoon compared to the year before and a small drop in the number of REALTORS® in Saskatoon with 556 this year compared to 567 the year before. This accounts for sales people but the total number of licensees is over 600.

January Real Estate Market Update
The real estate market in Saskatoon was on the quiet side for January which isn’t a surprise as it is January.
The number of properties listed for sale in Saskatoon in January dropped from 923 in 2018 to 861 this year. It is not unusual to see a drop in the number of properties for sale in January compared to other months as it seems a lot of contracts expire on December 31. This will skew the stats but there will likely be more listings coming on as expired properties are revisited on price if they failed to sell in the previous contract.
Saskatoon REALTORS® sold 274 properties in January this year compared to 284 the year before but up from 2017 where only 244 properties sold in Saskatoon.
The average house price in Saskatoon appears to have dropped significantly (12%) from 2017 where it was $344,720 in January compared to $302,412 in January this year but the thing to note is that if there are a lot of high end vs low end sales this skews the numbers as well. The important number is the rolling average price which was down 4% from 2018 where it was $339,635. This year the rolling average price is $325,692 which represents a 4% decrease.
In the surrounding communities the listings stayed pretty consistent from last year at 216 with 60 sales in 2019 compared to 65 the year before. The average price for properties outside of Saskatoon jumped a whopping 23% from $276,448 in 2018 to $341,175 in 2019 but this is likely reflective of some larger acreages and farms selling.
The total number of properties for sale in Saskatoon is currently at 1450 which is down 5% from the year before. Outside of Saskatoon we see a 9% increase with 894 properties for sale.
As far as REALTORS® in Saskatoon and area go we saw a decrease of 14 agents from 2018 and we currently have a total of 614 real estate agents in Saskatoon and area.
