Saskatoon real estate market update for April 2016

The April 2016 Saskatoon real estate market sales has decreased slightly from 2015 where 395 houses for sale in Saskatoon sold. This year we saw 377 houses in Saskatoon selling for the month of April.

The average home price in Saskatoon did see a small change from last year with the average house price at $344,599 for 2016. This is an decrease from last year at $350,451 in April.

Currently, the average time to sell a house in Saskatoon has decreased slightly from April’s 46 days to 52 days.

By the end of April, homebuyers in Saskatoon had 1,965 homes to choose from with 778 of those being condos for sale in Saskatoon.

Listing inventory in Saskatoon has decreased with 939 new house listings in Saskatoon in 2016 while in 2015 we saw 959 new units placed on the market, signifying a decrease of 1.5%.

Buyer’s market for condos

If you’re looking to buy a condo in Saskatoon, it’s a buyer’s market! Great deals can be had for apartment and townhouse condos throughout the city. The main reason why: overbuilding. Currently the number of new condominiums for sale is up 35% over last year.

Many condo developers began projects two years ago and are now just coming onto the market leaving a surplus in inventory. This surplus is leading to price decreases, creating an opportunity for buyer’s looking to get into a condo.

The average price for a condo is $226,186, a decrease in 10.1% from last year.

The price for two story homes in the city, meanwhile, is up slightly, while the average price for a bungalow is down less than 1 per cent. Overall, the average price of a home in the city in the first quarter of 2016 remains virtually unchanged at $373,658.

Saskatoon real estate market update for February 2016

The February 2016 Saskatoon real estate market sales has decreased slightly from 2015 where 242 houses for sale in Saskatoon sold. This year we saw 231 houses in Saskatoon selling for the month of February.

The average home price in Saskatoon did see a small change from last year with the average house price at $331,373 for 2016. This is an decrease from last year at $363,473 in February.

Currently, the average time to sell a house in Saskatoon has increased slightly from February’s 52 days to 54 days.

By the end of February, homebuyers in Saskatoon had 1,857 homes to choose from with 766 of those being condos for sale in Saskatoon.

Listing inventory in Saskatoon has decreased with 729 new house listings in Saskatoon in 2016 while in 2015 we saw 661 new units placed on the market, signifying a decrease of 10.29%.

Plans for the new schools unveiled

The Government of Saskatchewan recently released the final designs for the joint-use schools expected to open in 2017 around the province in Saskatoon, Regina, Martensville, Warman.

Currently there are eight schools under construction in Saskatoon’s Hampton Village, Evergreen, Stonebridge, and Rosewood neighborhoods. Greater Saskatoon Catholic Schools and the Saskatoon Public school divisions will split ownership of each of the four sites for a total of eight schools.

On Monday, the public were invited to view the final designs for the first time since the announcement back in 2013.

Each joint-use school will contain a 90 space childcare centre as well as a community space. The plans for the schools in Saskatoon have the gym and other common areas located in the centre with classrooms flanking the ends of the building. This will also aid in the use of portables when growth occurs.

Construction is expected to be completed for all 9 joint-use schools and open to students by September 2017 and is expected to cost the provincial Government $635 million dollars including construction and the cost of maintenance over the next 30 years as well as the costs of rehabilitation to keep the schools in a like-new condition.

New mortgage rules are now in effect

The Liberal government has recently taken steps to minimize housing risks and has implemented new mortgage rules for homes priced over $500,000. As of February 15, 2016, properties over half a million will be subject to new lending laws.

Buyers are still eligible to have a 5% down payment on the 1st $500,000 but now must put a minimum of 10% down on any remainder. Meaning a house purchase of $750,000 will now require a $50,000 down payment instead of the previous $37,500.

The Finance Minister Bill Morneau has said that this new measure aims to ensure buyers have sufficient equity in their homes.

Tightening mortgage rules and requiring stricter enforcement and management of mortgage loans by the government will help keep speculators and buyers stretching beyond their means in check.

Saskatoon real estate market update for January 2016

The January 2016 Saskatoon real estate market sales has decreased slightly from 2015 where 181 houses for sale in Saskatoon sold. This year we saw 178 houses in Saskatoon selling for the month of January.

The average home price in Saskatoon did see a small change from last year with the average house price at $363,074 for 2016. This is an increase from last year at $356,268 in January.

Currently, the average time to sell a house in Saskatoon has decreased slightly from December’s 53 days to 52 days.

By the end of January, homebuyers in Saskatoon had 1,628 homes to choose from with 629 of those being condos for sale in Saskatoon.

Listing inventory in Saskatoon has decreased with 709 new house listings in Saskatoon in 2016 while in 2015 we saw 755 new units placed on the market, signifying a decrease of 6.09%.

Success shaming

I have to admit…I have delegated my blog writing in the past few years unless there is a subject that I feel very strongly about. This is one that has irked me year after year and I have dealt with it since I became a REALTOR® and have seen it happening all around me. Especially at this time of year when colleagues and competitors alike are proudly announcing their awards for the previous year.

Success shaming. It is very real and rampant in our society, especially when people can go on social media and ‘generalize’ it. It isn’t hard to tell when it is directed at you or someone you care about and recently I had a very strong opinionated jab at me and felt it unfair. We all have our own battles and I wish you luck in yours. I’ve got mine too.

I have been, and no doubt will continue to be, ‘success shamed’. It hurts. A lot. It is a form of bullying. It is mean. It needs to stop. But it won’t. It’s either to our faces or it is behind our backs. It is sad and it makes me sad. I’m a sensitive person. It actually makes me cry but to those of you who know me you aren’t surprised by this.

To those success shamers out there, and you know who you are, you may as well stop reading as you won’t appreciate this post. It’s a long post as I don’t do anything half ass. This blog is for people who have worked their asses off and found success and celebrate it. Whether you are a successful mom or dad who boasts about your children, a waitress who posts about making someone’s day, a nurse who went above and beyond or a CEO who boasts profits of the company they run. Sometimes success is putting on your pants each day as you suffer from depression. It doesn’t matter who you are or what you decide is success. This is for you. We know what we do to achieve success and the ‘success shamers’ we come across have no idea. Or they do and they don’t want to put in the time but have no issue trying to hurt you for your triumphs.

I am a successful real estate agent. Currently I am one of the ‘top REALTORS® in Saskatoon’. Should I shout from the top of my lungs that I am proud to have achieved this result? Or should I be quiet with ‘false modesty’. To not acknowledge my success is to rob me from the life experience and the experience I have given all of my clients that year. To not show it would make some think I don’t appreciate it…that I just expect it. It would invalidate my client’s belief in me. It would make my many “thank you”s along the way seem insincere. My appreciation is sincere. I am successful because of my hard work but also because of my clients loyalty and belief in me.

I have built my business from my sphere of influence and from hard work and dedication. Most importantly, I have built it by respecting my friends and clients and taking the joys with the sorrows. I have laughed and cried with my clients. Not every REALTOR® approaches business like I do and, as such, I believe there is a truly an agent for every type of client. Some people don’t like my approach and that is just fine. There is an agent for you. Not every agent likes my approach. That’s fine too, we can all respect each other and guess what? There is enough business to go around! Shocker to some, I know.

I am a new mom. I chose not to take time off after having my son as I am running a business and that business is me. I am that business. I go away…my business goes away. It is my passion and it is my hobby. It is my social life. Not everyone can have a ‘job’ that gives them all of that. I’m grateful for that every day.

I carted my baby around with me for the first 5 months of his life. Like a lot of my co-working moms and there are many. I am proud to align myself with these women as that is strength. Also the men. I have male colleagues who have done the same. Does that make me amazing? No. Did I do it because I had to? Yes and no. I have a good support system here but also wanted the time with my son and could do both. I found clients who supported me and had no issue with me taking ‘nursing breaks’ in my car or, in some circumstances, in the middle of signing up a listing. I have the best clients and most of them are repeat clients or referrals so we are matched well. Thank you to these amazing people.

Did I sacrifice a lot to do this? Absolutely. Would I do it all over again? Absolutely.

I have a nanny who cares for my child now while I work. Does that make me ashamed? No. It works for my family as the hours of a REALTOR® are so disjointed that traditional daycare doesn’t work. I get to watch my child grow and become a little person when I am in my home office catching up on emails, calls, doing market evaluations, putting out fires, crying because someone wasn’t loyal, laughing because of something I saw on social media, booking appointments, getting feedback for my sellers, eating my lunch etc.

I have an assistant for the work stuff I don’t enjoy or don’t want to do. Should I be ashamed? No. She is another form of my support system. She helps me so that I can spend more time with my clients. And my son. And my husband. Oh, and sleep. Sleep often gets overlooked with a person who is successful in their work.

I am a shitty friend. Should I be ashamed? Yes. This one I should be as often I put my client’s needs before my friends. They understand as they have also been my clients. They forgive me and accept me.

I am a shitty wife. Should I be ashamed? Absolutely. Hubby, I am sorry. Thank you for always supporting me even when I don’t put you first. I often put my clients before my husband and that is hard for him. Thank you for understanding the lifestyle even though you hate it for stealing me away.

Sacrifice. There is a LOT of sacrifice to be in the industry we are in. To be shamed for being at the top of your professional game hurts. Especially by fellow ‘professionals’.

If I do not get excited and share my success I am understating all of my appreciation throughout the year; I’m grateful for my clients who work with me because they believe in me and my integrity but also my ability to get the job done. I’m grateful to them and want them to see that their support means the world to me. I couldn’t do it without them! I’m grateful to my colleagues who support me and refer business to me. To my competitors at other brokerages for being fantastic professionals who want to work together to do what we do best…sell houses. And we push each other to be better. To my family who puts up with my crazy life every moment of every day. To my friends outside of real estate as most of us lose touch with those ones as our lives revolve around the ‘job’. To my sleep who I don’t see enough of. To my fitness as I have put you on the back burner.

Success=sacrifice and denying the acknowledgement of that success is not cool.

Life is too short for jealousy and resentment. Lift each other up. Empower. Share in successes. Be there for failures. Just be a good human being.

Dundurn mega-mall at a standstill

Brightenview Development has appeared to be stalled on the Dundurn mega-mall project after a lengthy amount of time and no construction has begun. The company has yet to submit an application to develop the land to the RM of Dundurn.

The project site, near the town of Dundurn and on Highway 11, has drawn skeptics ever since the project was announced back in 2012. Many have been uncertain that a development so large would even come into fruition.

Before Brightenview can apply to the RM for a development permit until the provincial government has approved its application to subdivide the land. Community Planning has stated that the application for subdivision is currently under review.

The exhibition centre is eventually expected to consist of of three buildings, each covering more than 300,000 sq ft. Individual storefronts would be sold similar to condos to small and medium size factories in China and other Asian countries.

The city of Saskatoon as well as Dundurn could see a significant benefit from having the project go forward. Development of the project would be a great thing for our community and I hope to see some progress in the near future.

The December 2015 Saskatoon real estate market sales has decreased from 2014 where 213 houses for sale in Saskatoon sold. This year we saw 196 houses in Saskatoon selling for the month of December.

The average home price in Saskatoon did see a small change from last year with the average house price at $352,417 for 2015. This is a slight increase from last year at $347,176 in December.

Currently, the average time to sell a house in Saskatoon has increased slightly from December’s 51 days to 53 days.

By the end of December, homebuyers in Saskatoon had 1,600 homes to choose from with 609 of those being condos for sale in Saskatoon.

Listing inventory in Saskatoon has increased with 393 new house listings in Saskatoon in 2015 while in 2014 we saw 337 new units placed on the market, signifying an increase of 16.6%.

The November 2015 Saskatoon real estate market sales has decreased from 2014 where 292 houses for sale in Saskatoon sold. This year we saw a market decrease with 280 houses in Saskatoon selling for the month of November.

The average home price in Saskatoon did not see significant changes from last year with the average house price at $360,340 for 2015. This is the same as last year at $360,187 in November.

Currently, the average time to sell a house in Saskatoon has increased slightly from October’s 50 days to 51 days.

By the end of November, homebuyers in Saskatoon had 1,770 homes to choose from with 680 of those being condos for sale in Saskatoon.

Listing inventory in Saskatoon has increased with 631 new house listings in Saskatoon in 2015 while in 2014 we saw 599 new units placed on the market, signifying an increase of 5.3%.
